What $250,000 buys in Kentwood
Two main options. The condos and townhomes, $185,000 to $240,000, are the lower-maintenance way in and the bulk of the supply under $250k — concentrated in the developments off 52nd Street and the southeast side. The other is the entry end of the mid-century ranch market, where the more dated three-bedrooms land at this number before updates. On those, I price the furnace, panel, and sewer first.
Kentwood's schools are split — mostly Kentwood Public Schools, with parcels in Forest Hills, Caledonia, Kelloggsville, and Godfrey-Lee. Assignment follows the parcel, so if schools matter, send me the address and I'll confirm the buildings up front.
First purchase or downsize
This price band fits two buyers especially well: a first purchase that wants to be close to the city and the airport without overpaying, and a downsizer who wants a condo with the maintenance handled. Both get the 15-minute commute and the option to move up or sideways within the same city later — which is part of why I keep buyers in Kentwood across their second and third moves too.
