What $350,000 buys in Wyoming
At the lower end you're in the original postwar ranch stock in neighborhoods like Burlingame Heights and Oriole Park — one story, 1,400 to 1,700 square feet, on a real lot. Move up toward $350,000 and you reach the updated ranches with the mechanicals already handled and the newer two-story homes on the southwest side that feed Grandville schools. A clean ranch with updated mechanicals is worth more to your monthly payment than a cosmetically nicer one that needs a panel and a sewer line.
Because so much of Wyoming's stock is 60-plus years old, the inspection conversations follow a pattern: galvanized or older plumbing, original electrical panels, and aging sewer laterals. I flag the likely big-ticket items on a walkthrough before we even order the inspection. One line item people forget — Wyoming carries the highest median effective property tax rate in Kent County, around 1.15% versus a countywide 0.89%, so build that into your monthly number from day one.
Where the homes are, and the five-district catch
The detached ranches cluster in the older, built-out parts of the city — Burlingame Heights and Oriole Park near Palmer Park and the Kaufman golf course. The newer two-story and four-bedroom stock sits on the southwest, Grandville-zoned side. Condos and attached homes concentrate near the Grandville border and Rivertown Crossings.
One thing to know before you shop: Wyoming isn't one school district, it's five — Wyoming, Grandville, Kelloggsville, Godwin Heights, and Godfrey-Lee — and the line your house sits on depends on the exact address, not the street name.
