Buying near GVSU: owner-occupied vs rental
Grand Valley drives the local market — the jobs, the rentals, and the steady demand. For a family or an owner-occupant, the move is to land in the subdivisions where neighbors own their homes, not on the blocks built out as student rentals. For an investor, the rental-heavy streets near campus are the opposite target. I keep a working read on which is which, because a listing photo won't tell you.
Allendale Public Schools serves the township, and the housing skews recent — 'older' here often means 20 years, not 60 — which usually keeps the mechanicals conversation shorter than it is in the city.
What homes near GVSU cost
A 3-bed ranch or older home (1,400 to 1,800 square feet, early-2000s) runs about $360,000 to $420,000, a 4-bed newer two-story $450,000 to $550,000, and a larger custom 4-bed-plus $600,000 to $1,000,000. Builder-base new construction starts around $344,000 to $380,000 before options. The supply is newer and the lots are township-sized, which is the draw out here.
