What $500,000 buys in Allendale
At the entry, builder-base ranches and two-stories start in the mid-$340,000s before options. The middle of the market is the early-2000s three-bedroom ranch and older existing stock, $360,000 to $420,000. Toward $500,000 you reach the four-bedroom newer two-stories, $450,000 to $550,000, on township-sized lots. There isn't much truly old housing here — 'older' often means 20 years, not 60 — which usually keeps the mechanicals conversation shorter than it is in the city.
One Allendale factor to weigh: it's a university township, so a share of the housing is rental and student-occupied. I help buyers read which subdivisions are owner-occupied family streets versus rental-heavy blocks near campus, because it changes the feel and the resale.
Living near GVSU
Grand Valley State drives the area — the jobs, the rentals, and the steady demand. For a buyer, the appeal is newer homes on township lots and the M-45 commute: about 16 miles to downtown Grand Rapids, a straight shot on Lake Michigan Drive. Allendale Public Schools serves the township.

More on the Allendale area
Allendale is a township that hosts a university, not a college town that happens to have houses. Five minutes north or east of GVSU you're in subdivisions full of new ranches and two-stories, with a clean 16-mile shot into downtown Grand Rapids.
