Caledonia Community Schools pulls a steady stream of move-up and new-construction buyers to the south end of the metro. This guide covers the 49316 ZIP, a large, fast-growing township wrapped around a small historic village, 17 to 21 miles and about 24 to 25 minutes from downtown Grand Rapids via M-37, M-6, and US-131.

The district is big and runs through a lot of newer development, so the lines don't follow obvious roads. I confirm the assigned buildings for any specific parcel rather than trusting the listing's school field.

What the Caledonia area covers

The district spans Caledonia Township and the village, plus pieces of the surrounding area. The defining feature is supply: this is one of the most active new-construction submarkets in the metro, so you're choosing between established homes near the village and new builds in the subdivisions spreading out from it. The trade is the commute — 24 to 25 minutes is longer than the inner suburbs — in exchange for newer homes and more land.
