This is the Grandville housing market, July twenty twenty-six. No tour, no history lesson, no scenery — just the numbers and what they mean for a transaction. Grandville is a city of about sixteen thousand people, twelve minutes from downtown Grand Rapids. The typical home is worth roughly three hundred fifty thousand dollars, and the median listing goes pending in about nine days. Against the county, Grandville prices about four percent higher. Kent County's median sits at three hundred thirty-five thousand. Grandville's typical value is three hundred forty-nine thousand, eight hundred nineteen. Redfin's spring read puts Grandville up roughly seven percent year over year against about three percent for the county, so that gap is widening, not closing. Ranked against its immediate neighbors, Grandville sits in the middle of a corridor that gets more expensive the further west you go. Wyoming, just east, runs about two hundred ninety thousand. I cannot verify a Grandville-specific months-of-supply figure, so the one point two on that card is the Kent County number, and I am telling you that up front. Speed is the whole story here. The median Grandville listing goes pending in nine days. The full clock from list to close ran fourteen days last month, eight days faster than the same window a year ago. Almost nothing in this metro turns over that fast. So take those three numbers together. A hundred and two percent of list, nine days to pending, twenty-seven homes available in the entire city. That is not a warm market. That is a market with no slack in it at all. One caution before we go further. Grandville is small enough that a handful of closings can swing a monthly median several points in either direction. Read the direction of these numbers, not the decimal. On speed, Grandville is the fastest market in its corridor. Nine days to pending. Hudsonville, one of the tightest markets in the metro, runs thirteen. Jenison, fourteen. Byron Center, thirty-one. Same region, three and a half times the wait. Now the tier distribution, and this one is metro-wide, not Grandville-specific. Under two hundred fifty thousand, there are roughly one point eight homes under contract for every one actively listed. In the core band, where Grandville's median lives, it is about one and a half. Only above five hundred thousand do active listings finally outnumber pending deals. Leverage shifts as you move up. Put financing on top of it. The thirty-year fixed averaged six point four nine percent on July ninth, down from six point seven two a year ago. On a three hundred fifty thousand dollar loan, that quarter point is worth roughly sixty dollars a month. Real, but it is not the reset sidelined buyers keep waiting on. If you are buying here, the math is not complicated. At a hundred and two percent of list, plan on paying about seven thousand dollars over asking on a three hundred fifty thousand dollar home, and plan on having nine days to decide. Be fully underwritten before you tour anything. If you are selling here, your leverage is speed, not stretch. Priced at market, the data says nine days to pending and a hundred and two percent of list. Priced above it, you are competing with twenty-seven other listings for the same buyer, and over five hundred thousand you are in the one tier where homes actually sit. Those are the July numbers for Grandville. But a citywide median is not your house.
