A numbers-only read on the Allendale, Michigan housing market in 2026 — median price against Kent County, the 66-day days-to-pending figure and what actually causes it, supply and new-construction inventory, price per square foot, and current mortgage-rate math. Here I'm walking the price, the speed, the supply, and the rate math, and telling you what each one means if you're transacting here this year. Start with price. The number I use for Allendale is four hundred fifty thousand dollars — the midpoint of the four-forty to four-eighty band where independent list and sale medians land. Zillow's typical-value index reads lower, near three hundred forty-nine thousand and up four point two percent over the past year, because it covers every housing type in the township. Either way, Allendale prints well above the Kent County median of three hundred thirty-five thousand. Here's the whole market on one card. A four hundred fifty thousand dollar median, sixty-six days to pending, about twenty-six thousand six hundred residents, against a Kent County median of three hundred thirty-five thousand. Three of those four numbers say strong pricing. The sixty-six is the one almost everybody misreads. Sixty-six days to pending. Redfin's twenty twenty-six average for Allendale runs closer to fifty-one days, and the wider Ottawa County average is eighteen days, down fourteen percent from a year ago. So Allendale runs nearly four times slower than its own county, and about seven times slower than the city of Grand Rapids. Here's my read on that sixty-six. It is not weak demand. Allendale's sale volume is dominated by small-builder new construction, and a spec home lists the day the foundation goes in, then counts days on market while it's being framed. Redfin's own data shows the hot listings here go pending in about five days at two percent over ask. Two markets, one zip code. Against its immediate neighbors, Allendale is the price leader. Four hundred fifty thousand, versus Hudsonville at four hundred seven, Jenison at three seventy-two five, and Grandville at three forty-nine eight. New construction is what pulls Allendale to the top of this list, and it's the same thing that drags its days on market to the bottom. Now flip those same four towns to speed, and the ranking inverts completely. Allendale sixty-six days, Jenison fourteen, Hudsonville thirteen, Grandville nine. You are paying the highest price in the corridor for the slowest market in the corridor, and that asymmetry is where buyer leverage lives. That construction pipeline is the engine under every number in this report. One hundred forty-three new-construction listings are on the market in Allendale right now, from builders like Eastbrook, Allen Edwin, and JTB, with plans starting around three hundred forty-four thousand and running past five hundred nine thousand. Supply next. Ottawa County carries three hundred eighty-four active listings, part of nine hundred ninety-seven across the lakeshore association, up eight and a half percent from a year ago, with months of supply near one point eight. I'm using the county figure there because Allendale alone is too thin to trust. Under three months is still a seller's market — but Allendale's median price per square foot is two hundred fifty-seven dollars, down six and a half percent year over year, and that is the tell. Zoom out to the metro ladder. Ada at six fifty-five, Cascade at five twenty, Allendale at four fifty, the city of Grand Rapids at three-oh-four. That puts Allendale at the top of the core band, just under the five-hundred-thousand line where, metro-wide, active listings start to outnumber pending deals. Underneath the sales market sits a rental floor. Twenty-six thousand six hundred residents, anchored by Grand Valley State University, the township's dominant institution and employer. That demand base is why Allendale's price doesn't really correct. It just stops moving for a while. Then the cost of money. The thirty-year fixed averaged six point four nine percent in the Freddie Mac survey week ending June twenty-fifth, down from six point seven seven a year ago, and the fifteen-year sat at five point eight four. Forecasters cluster between six and six and a half percent for the rest of twenty twenty-six. On a three hundred fifty thousand dollar loan, that quarter-point drop is worth roughly sixty dollars a month. If you're buying here, your leverage is the calendar. Sixty-six days median, against thirteen in Hudsonville and eighteen countywide. Sort by days on market, go straight to anything past sixty, and open below list — the average Allendale home already closes about one percent under asking. On a finished spec that's been sitting since spring, that number goes further. If you're selling here, price is the only lever that matters. Redfin's hot Allendale listings go pending in about five days at two percent over ask, while the average listing sits fifty-one days and settles one percent under. That gap is pricing and condition, nothing else. You're competing against a hundred forty-three new-construction listings that come with a warranty — beat them on price, or beat them on move-in date. Every figure here is a township-wide median, and no median ever sold a house. Your street, your build year, your square footage move the number more than anything on these cards.
