The benefit is structural, not promotional. If a transaction happens because two people on the list lined up, the commission is lower — because the work is lower. That's it. No tiers, no points, no expiring perks.
When a buyer and seller already on the Off-Market List come together and Holden represents both sides, total commission is 3.5% — split between the two parties. No MLS, no marketing spend, just a clean match.

If you'd rather list on the open market instead of waiting for a match, Holden lists your home for 4% total — 2% to Holden, 2% offered as buyer-agent compensation. Full marketing, photography, and contract-to-close, at well below the traditional 6%.

If you're an on-list buyer and you decide not to wait for an off-market match — and instead buy a home on the MLS with Holden — you get 1% of the purchase price back as a credit toward your closing costs.
