Heritage Hill and the central core (49503) are the closest and the most historic — restored Victorians, condos, and the shortest walk to downtown anywhere in the city. The West Side and northwest (49504) mix older worker housing with newer infill and sit a quick bridge crossing from downtown. The southeast (49507), around the edges of Eastown and the Wealthy Street corridor, gives you tree-lined streets and a bit more home for the number.
Each of these districts has its own character and its own price story, so I match the buyer to the block, not just the ZIP. Condition varies a lot in older stock, so the inspection conversation carries weight here.

A 2-bed starter or condo runs about $190,000 to $250,000, a bread-and-butter 3-bed city home (1,200 to 1,600 square feet) $260,000 to $340,000, and a larger 4-bed $350,000 to $475,000. Restored historic homes in Heritage Hill are their own market, $450,000 into the $800,000s, with the occasional premium Victorian over a million. The West Side and NW near downtown tend to run $230,000 to $350,000 depending on condition.
