Grandville is the established-stock play.Its $349,819 median reflects resale homes on lots platted earlier, which usually means mature trees, settled streets, and a known-quantity house you can inspect for real history rather than project from a spec sheet.You can read a 25-year-old roof, furnace, and foundation; you cannot read a spec home's until it has a few winters on it.You are either buying someone's updates or the project list yourself, so price it into your offer.The flip side is speed and entry point: Grandville's 9-day pace and lower median draw first-time and move-up buyers without stretching to the $407,000 line.
